Why Choose a 1.5% Full-Service Listing Realtor®?

An experienced real estate agent is essential to successful home sales. Here's why a 1.5% listing agent offering FULL-SERVICE stands out from flat-fee brokers or higher-commission agents:

Key Advantages

Old habits die hard. After 36 years of practicing full-service, traditional fee real estate brokerage, I've decided to pay it forward by cutting my firm's commission rates in half.

Yes, half. You see, I only know full-service client representation. Unlike other discount, low-fee companies, my firm was founded and imagined as nothing less than full-service.

So, representing our clients and high-end marketing is what we already do best. By combining the best of both models—full-service representation by a veteran SC real estate broker and the benefits of low cost and low commissions to our clients—our goal is to protect your optimal equity position. And I'm only able to do this by reducing all unnecessary office overhead.

  • Cost Savings: Save thousands of dollars in commission fees while still receiving comprehensive real estate services.
  • Full-Service Expertise: Unlike flat-fee brokers, a 1.5% full-service Realtor® handles every aspect of the sale, including marketing, negotiations, and paperwork.
  • Professional Marketing: High-quality photos, virtual tours, and targeted online advertising to attract qualified buyers.
  • Personalized Attention: Dedicated support from start to finish, ensuring you feel valued and informed throughout the process.
  • Local Market Knowledge: Benefit from insights into local trends, pricing strategies, and buyer behavior to sell your home quickly and for the best price.

How Does a 1.5% Realtor® Compare?

  • Vs. Flat-Fee or Limited Service Brokers: Full-service Realtors® provide hands-on assistance, customized strategies, and negotiate offers, which flat-fee brokers typically do not. With a full-service real estate professional, you are fully represented.
  • Vs. 3% Commission Agents: You receive the same (or better) level of service at half the cost, maximizing your profit without compromising quality.

Example of Savings

Consider the sale of a home priced at $500,000:

  • Compare 3% Listing Agent: $500,000 x 3% = $15,000
  • 1.5% Full-Service Listing Realtor®: $500,000 x 1.5% = $7,500
  • Your Savings: $15,000 - $7,500 = $7,500

For a high-end listing of $2.5 million, imagine the potential savings:

  • Example 3% Listing Agent: $2,500,000 x 3% = $75,000
  • 1.5% Full-Service Listing Realtor: $2,500,000 x 1.5% = $37,500
  • Your Savings: $75,000 - $37,500 = $37,500

Want to calculate your own savings? Simply multiply the price of your home by 1.5% and compare it to 3% to see the difference! (hint, it's always going to be half)

Additional Benefits

  • Time Efficiency: Avoid the hassle of managing your own showings, open houses, and follow-ups.
  • Legal Protection: A professional ensures all contracts and disclosures are properly handled, reducing legal risks.
  • Higher Closing Success Rate: Realtors® experienced in negotiations help you achieve better deals and smoother closings. Choosing a 1.5% full-service real estate agent is the smart, efficient, and cost-effective way to sell your home without sacrificing the quality of service.

Buyer Considerations

  • The Buyer's ability to pay the selling broker: In our experience, most Buyers need help to pay the real estate commission. In fact, most Buyers still expect the Seller or the Listing Broker to pay the buyer-side broker compensation, as has been customary for the past 50 or more years.
  • To attract the largest pool of Buyers: Plan to contribute 2 to 3 percent of the contract sales price to compensate the Buyer's broker for getting your property sold and closed. With our low listing-side commission of 1.5%, our clients are extremely well positioned to save thousands of dollars, all while attracting some of the most qualified, serious buyers.
  • Buyers are often stretched: Many buyers will opt only to view homes that offer to cover their agent's compensation. Yes, it's true. Buyers need to conserve their cash for down payment and closing costs, and many need more resources to cover additional costs. And some loan programs still prohibit the Buyer from contributing to the Buyer Broker fees, e.g., the NACA program.
